Why Do I Need A Building Inspection?

Commerce WA recommends when signing a contract of sale to purchase a property that you make one of your conditions subject to a building and termite inspection that is satisfactory to you. As the buyer, you are responsible for engaging a suitably qualified building inspector and timber pest inspector. The fee for a professional inspection service is small compared with the cost of buying a property that needs extensive unforeseen (Structural) repairs.

A qualified inspector will know what to look for and can identify ‘structural defects’ and are experienced in identifying improvements that cover up faults. Asset Wise Building Consultants policy is that all of our inspectors are Registered/Licenced Builders with at least 20 years’ experience in the industry ensuring that we know exactly what to look for. Our Pre-Purchase Termite Inspections are carried out at the same time as the Building Inspection by qualified Termite Inspectors.

The Inspector will provide a same day written report listing structural defects in the property and how they should be repaired. The REIWA Australian Standard Pre-Purchase Inspection for Major Structural Defects is the most common Annexure attached to a sale of a property agreement in W.A. Under this annexure Major Structural Defects are the responsibility of the seller to fix prior to settlement. Our inspection aims to find all claimable structural defects. The timber pest inspection will note any active and previous termite and timber pest activity, termite and other treatments, conducive conditions and recommendations.

Commerce WA also recommends using an inspection service with full professional indemnity insurance. This will protect you if the inspection misses a problem that must be fixed.
