- The inspection will also be carried out as per Australian Standard 4349.1-2007 Inspection of Buildings to the extent of the inspection scope as outlined in the inspection agreement.
- The areas inspected for structural defects are the interior of the building, the roof space (yes we climb inside the roof void, take multiple photographs and inspect all accessible areas), the exterior of the building and the subfloor (if applicable).
- They include the structural integrity of the ceiling frame, roof frame, beams, hangers, struts, under purlins, rafters, collar ties, load bearing walls, lintels, footings, floors, piers, bearers, and retaining walls associated with the residence.
- Major Structural Defects identified as per the REIWA Australian Standard Pre-Purchase Annexure are for the seller to remedy prior to settlement unless a different Annexure to the above mentioned has been used. Other minor defects are for the buyer to remedy post settlement unless a different agreement has been reached.
- The number of Smoke Alarms and RCDs will also be recorded in the report. (Non Structural Inclusion)
